A rare and exciting opportunity to purchase a detached family home which occupies an envious non-estate village position! Having been lived in for over 50 years by the same family it is now offered with NO ONWARD CHAIN and has an abundance of scope to create something exceptional with this vacant four bedroom property. It sits on the edge of the Cotswold Escarpment offering fabulous far reaching views across the Severn Estuary and beyond to the Welsh Hills. We believe the property was built in the late 1960s/early 1970s and was one of a pair constructed alongside an impressive neighbouring country home - presumably in its former grounds. Approached by a long driveway the property has a large front/side garden which is mainly laid to lawn with planted flowerbeds to both sides. There is a good off street parking which leads to a double garage at the front whilst to the rear there is small courtyard garden which has the most wonderful outlook across the fields. Inside there are three reception rooms, a kitchen, utility porch and guest cloakroom whilst upstairs has 4 bedrooms and a family bathroom. The property is in need of a full update to maximise its potential. It has oil central heating and (we believe) mains drainage. Just a short walk from the property will take you to the village primary school, public house, village hall and playing field, church and the Cotswold Way public footpath. The M4 and A46 road links are also only a short drive away.
Area Description
Old Sodbury is a popular semi-rural village with lovely countryside surroundings. It is quite literally on the Cotswold Way so ideal for walkers, plus is just a short drive to the local market town of Chipping Sodbury and the shopping centre (with cinema) in Yate. Nearby the A46 provides easy access to the M4 Junction 18 (approx. 3 miles) making both Bristol and Bath within commuting distance. The attractive Cotswold countryside is on its doorstep where you can find Westonbirt Arboretum and Tetbury. The village has a C.O.E Primary School alongside the picturesque Church with its stunning views across the Severn estuary and beyond to the Welsh hills. There is also a village hall, playing fields with play area, public house/restaurant, petrol station, hotel, a private nursery, Frome Valley Walk and of course the historic Cotswold Way.
Directions
From Chipping Sodbury follow the Badminton Road / A432 and once in Old Sodbury drive through the village and as you go up the hill on the bend, take the left turning onto Church Lane. Follow for a short distance until you reach a cluster of driveways on your left hand side where 11 Church Lane will be the second driveway entrance.
