‘Rock Ridge’ - a unique and substantial detached home, enjoying a 0.254 acre plot elevated above the lane in front, amidst beautifully tended gardens. Electric gates open onto a gravelled driveway and a double garage with internal workspace to one side. Stepping inside the front door, the impressive hallway stretches through the property, with double doors opening into the impressive dual-aspect and bay-fronted drawing room, with fireplace. There is a separate formal dining room, again with a fireplace and this in turn leads on to the smart and contemporary fitted kitchen/breakfast room. This has plenty of space for a table and chairs, a range of integrated appliances, plus a lovely view of the church tower. There are five bedrooms overall, two upstairs and three below. The superb main bathroom has a free-standing bath and a separate shower enclosure - three of the bedrooms have en-suite shower rooms as well, another a walk-in wardrobe, another a dressing room/study. Owing to the layout, there is great potential for an internal annexe/studio with a separate access to a private patio area at the rear – perfect for a dependent relative. Practical benefits include gas central heating, double-glazing, a cloakroom and a utility room. This impeccably presented home offers space and flexibility, with its own character and undoubted style, all finished off with attention to quality materials and detail. Located as it is, close to the heart of the ‘old’ village, it is only moments away from the primary school, the parish church, the local pub and the village shop – not to mention all the country walks!
Area Description
Olveston is one of the premier South Gloucestershire villages, quite self-contained with a village store/post office, a village pub, 'The White Hart' and an excellent primary school. The nearest secondary school is Marlwood at Alveston, 2.3 miles to the north-east. The local centre and market town of Thornbury is 3.5 miles to the north-east and The Mall at Cribbs Causeway, off J17 of the M5, is 6 miles to the south. The Severn Bridge and J1 of the M48 is 2.5 miles to the north-west of the village, from where you can cross over to South Wales or connect with the M4/M5 interchange at Almondsbury.
Directions
Approaching Olveston in an easterly direction (as if coming from Aust and the M48 at the Severn Bridge), the lane rises up as you approach the heart of the village. Pass Elberton Road on your left and you will find 'Rock Ridge' on the same side, opposite the high stone wall fronting the Parish Church of St. Mary's.
