Our Rent Protection and Legal Expenses Service is optional, but highly recommended to help protect your rental income and safeguard your ability to regain possession of your property without facing costly legal expenses should issues arise.
The service is available through our trusted third-party providers at an annual cost of between £360.00 and £600.00 (inc VAT), depending on the rental amount. (Flexible monthly terms are also available) Terms and conditions apply. Further details are available on request.
How the Service Works
The Rent Protection and Legal Expenses Service protects your rental income once your property has been let. Even with thorough tenant referencing and professional management, unexpected situations can occur. Rent arrears can be particularly challenging where rental income is relied upon to cover buy-to-let mortgage payments.
Where possible, disputes relating to rent arrears or property damage are resolved outside of the legal system through mediation. If legal action is required, the service provides expert legal support and representation, managing the process on your behalf.
With this service in place, you can have peace of mind knowing your rental income is protected and legal assistance is readily available when needed.
What’s Included
Nil Excess (First 45 Days)
The Rent Protection and Legal Expenses Service comes with nil excess as standard for claims made within the first 45 days. This means you’ll receive 100% of the monthly rent owed until vacant possession is obtained, should a claim be required.
Legal Expenses Included
We cover the costs and expenses of legal proceedings, including appeals, and provide legal representation through one of our trusted legal partners. A dedicated legal representative will be appointed for the duration of the proceedings, offering ongoing support throughout the process.
Rent Protection and Recovery
- Rent arrears are paid while the tenant or ex-tenant remains in occupation, up to vacant possession
- Rent arrears are paid while the tenant or ex-tenant remains in occupation, up to vacant possession
- We cover the costs of recovering unpaid rent from a tenant or ex-tenant where arrears exceed £250
90-Day Claim Window
You benefit from a 90-day claim window from the date of the first missed rental payment.
- Nil excess applies in the first 45 days
- A one-month excess applies thereafter Terms and conditions apply and are available on request.
Property Damage Legal Expenses
If the property sustains physical damage of £1,000 or more during the tenancy caused by the tenant, we will cover the legal expenses required to pursue a civil dispute. We will also pay up to £1,000 where damage exceeds the amount of deposit held.
Eviction of Tenants or Squatters
If tenants, ex-tenants, or squatters occupy the property without consent, the service will assist with the legal costs of eviction.
Standalone Legal Expenses – Renters’ Rights Bill Ready
This service also includes standalone legal cover, including:
- Cover for a valid Section 13 rent increase at market rate where a tenant refuses to pay the increase
- Cover for the first month’s rent where a tenancy is executed and keys are released before payment is received
- Legal expenses to evict a tenant for mandatory breaches, where civil proceedings are required
